What is a home watch service?
The National Home Watch Association (NHWA) defines “home watch” as a visual inspection of a home or property looking for obvious issues. So, your home is being inspected by professionals looking for potential problems. Most companies will design a checklist based on your individual needs and concerns. If a situation does arise, you will be notified so the problem can be dealt with in an efficient and cost-effective manner.
Why do I need a home watch service?
Maybe you live out of state and own a second home or vacation home in our beautiful state. Maybe you live local but own property elsewhere. Perhaps you’re a world traveler and are set out on an adventure for a few months. You may have relatives needing additional support with their property they or you cannot attend to. Whatever the case, when a home is left unattended, unoccupied or vacant, it’s left at great risk to vandalism, water leaks, HVAC failures, pest infestation, unattended storm damage and more. Home watch services cannot guarantee problems won’t arise, but we’re here to help lower the risk.
What does home watch not include?
Carefree Home does not provide security services, home inspection, or property management practices involving third-party financial transactions or tenant screening/contracting. We can recommend excellent local and licensed companies if you're requiring these specialized services.
How does pricing work?
We offer competitive pricing when compared to our competition. Our pricing is based on the level of service you choose plus the size of the property. Let's talk about your needs and conduct a free consultation to ensure a fair and accurate quote.
Do I have to sign a contract?
Our intent is to make our relationship one that is care free, easy and transparent. We don't believe in putting anyone in a box. Maybe you need us one time, a couple of months or more. That's completely up to you and what's best for your situation. We do, however, have a service agreement which simply outlines the service(s) requested, when those services will start, how payment will be made, and how to pause or terminate our services at any time.
For our Estate Management clients, we do ask for a 1-year service commitment. Because this level of service oversees all aspects for the home each month and season, we find one year is the minimum time it takes to fully realize the value of this high-end service.
Are you a property management company?
Carefree Home is NOT a traditional property management company. We cannot collect rent, search for or screen tenants or advertise your rental. These types of services require a licensed property manager. If you require this service, we are happy to provide a referral for you.
We are a home services company and can tailor our offerings for rental property owners and property managers such as rental turnover service, local point of contact, repair & maintenance coordination, keyholder services and more. If this is of interest, we customize these solutions in coordination with the property owner and ensure transparency & peace of mind throughout the relationship.
How will I know that you have been at my home as promised?
As a Carefree Home client, you will receive detailed electronic reports with GPS coordinates indicating that we are on property. Our technology uses real time GPS coordinates to pinpoint your home location and electronically record our presence. Carefree Home uses the latest cloud-based reporting technology and home watch software in the industry. All home watch Inspection reports are completed through the HomeWatch IT software system. All photos taken are date & time stamped, and our system will let you know that a team member has inspected your home and the duration of the inspection. This is vital in case you need to report an insurance claim.
How will my information be kept secured?
Maintaining client data in a safe and discrete manner is of utmost importance to us. To ensure we have undertaken all of the necessary precautions in this regard:
• Our personal client information as well as our reporting software are hosted by Amazon Web Services which offers data protection and encryption, identity and access control along with threat detection analytics. Amazon Web Services offers a distinguished list of clients including The Cleveland Clinic, NASDAQ, Expedia and the State of Arizona to name a few.
• Client keys and property addresses are masked with a numbering schematic known only to key Carefree Home team members.• All client keys are kept in an electronic, combination secured safe.
• Finally, all Carefree Home team members are vetted via extensive criminal background checks and are individually bonded in addition to our corporate bond.Are you bonded and insured?
Any home watch company you are considering should be able to answer yes to this question. If they cannot, simply move on.
We carry general liability insurance of $2 million in aggregate. Our principals as well as all of our team members are background checked by an independent 3rd party organization. Finally, we carry a company surety bond in the amount of $50K and each of our team members carries an individual bond of $10k. We are happy to provide copies of all of these documents for your records and we would highly suggest requesting this information from any home watch provider you are considering.
Are you licensed?
Home watch services are a deregulated industry in Arizona, meaning there is no license to be obtained. If any home watch company tells you that they are licensed, be sure to ask additional questions and request to see documentation to that effect. A business license is not evidence of licensures and any provider who tells you they are licensed is attempting to deceive you.

Our investment to become a member of the National Home Watch Association is further evidence of this fact. This Association sets standards, provides education and lobbies for stringent guidelines for the industry throughout the US and Canada. Further, Carefree Home is a certified home watch company, a designation given to companies which demonstrate the knowledge and best practices of the profession.
What does it mean to be accredited by the National Home Watch Association?
Most home watch companies do not qualify for membership in the National Home Watch Association. Members are pre-screened, references have been checked and insurance and bonding requirements have been verified. Each member has agreed to abide by the Code of Ethics developed to ensure the legitimacy of the profession.
